And before anyone brings up volatility, the only reason syndications are not as volatile as public REITs is because syndicators never perform mark-to-market NAV, net of fees and carry, on any interval, let alone minute by minute.

My comments were more directed to those that simply paid too much, are under current financial pressure, and not sure what to do next.Even if they paid too much, if they valued it as a long-term play and were able to withstand that volatility then it would not matter.

It's a lot more volatile investment than real estate, and not something I would recommend investing in unless you were willing to take some short-term cash swings (monthly costs are pretty high and income isn't steady) and unless you have some other reason for being in the business (I'm a city boy who loves animals and wants my kids to grow up with some experiences I didn't have, so getting to the horses/farm with my kids is a big bonus for me).Horse have many of the same exit strategies as real estate -- you can buy them, improve their racing form quickly and resell at a profit (flipping), you can race them consistently (once or twice a month) for years and just collect the cash flow from their races (buy-and-hold), you can breed horses and raise them to be racers (development/new construction), you can buy really expensive horses with passive investors (syndication), etc...Happy to answer any specific questions, but don't want to bore everyone with this topic... :-)

Higher risk means higher volatility and thus a higher probability that expected returns do not actually play out as planned.The low risk markets though tend to overtime far out perform the high risk markets.

Pueblo Metro generally is more volatile than the Colorado Springs Metro, meaning that The Springs is more resilient to market fluctuations, and therefore in my opinion would be the smarter bet.

Hey mate,I'd advise against $50,000 houses unless you are full time on the ground.Turnkey houses for $50,000 tend to be in rougher parts.C or D class.High crime, lot's of volatility, boarded up homes, no upside from an appreciation standpoint, cars with no wheels lol and PM collects rents with a bullet proof vest and shot gun.Works well for some and the hustle is real.
