Victoria, I would run the numbers as mentioned above it often depends on the facts and circumstances of the property and buyer and seller preferences..But just off the top of my head, I would think about some common terms from both a commercial and even residential context (as you are on the border here with a 5 unit).

@Victoria King Going off your post, I would suggest against lease-to-own for the simple reason that it adds unnecessary complications given the market you are in. 

I want to do more advertising/buying/selling on the web and it sounds like you might have the skills to do this.By the way - I'm not originally from MN - where is Victoria?
