Cheap curtains hung up on the first floor, a welcome mat, lights on a timer, battery operated fake candles on a timer, big size 11 men's shoes and big men's jacket hung by the front door, two empty dog bowls, a tie out in the back yard (for a dog), fan on a timer, foldable table and chairs with a tablecloth and centerpiece, and radio playing on a timer.  

There’s a bunch of cars parked in the yard.

Any feedback is welcome to try and salvage the excitement and glory of my first multi-unit. 

Or, dog bowls, dog treats, toys, doggie bags for mess clean up in yard, etc. 

The yard does not stay wet even after a hard down pour. 

There has to be some challenge or the entire country would be in your back yard!

The house is a 3/1, just over 1000 square feet, and we are planning to make it a 3/2 by adding a master bathroom to the back of the house into the back yard.

The state of OH took 90% of the back yard of the house across the street (nearest the highway) for widening - they have since put up a giant ugly metal barrier right in their backyard.

Cost about $.25 per cubic yard. 

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.
