This is my first rental property that I invested in. I

All rental properties are professionally cleaned prior to leasing and/or new tenant move-in.- I also check drains, air filters, light bulbs, Smoke/CO Detectors, and any other incorrectly functioning items.

Perhaps setting up a private FB group and inviting those in.  I

That doesn't bother me because it wasn't there when the tenant moved in.  I

Going to meetups and conferences in a market you live in or are interested in investing in is always a great way to get a good sense of what it is like investing there and seeing how your property could potentially perform.
