If you do not regularly file for evictions, you'd best retain an attorney. 

If it's beyond the regular duties, then yeah, a fee for his time is valid.

They will be able to update you on what you need to do to help fire proof your home, and if there are any other options to lower insurance like external fire sprinklers, sealing up, attic vents, defensible space, etc.

Focus on key areas first (like floors, walls, kitchen, or bathroom), which may help you handle the costs more gradually, even if it means moving in furniture or updating fixtures down the line.Also, since the tenant left it in rough shape, be sure to document all the damage (photos, receipts) in case you decide to pursue reimbursement through their security deposit or in court.

I’ll keep that in mind and look for properties that need mostly cosmetic updates.

There have been a few things that I feel like they could clean up, but it seems like they work hard at updating it to provide a lot of value.
