-Interest Rate: I think they have dropped a bit in the 4.5 - 6.5% but as a foreigner buyer I wouldn't be surprised if a 1 - 1.5% is added to that number on your contract.- Which bank to go to? 

Drop that empty hype, fellows.

This could be coupled with the a dramatic drop in the S&P 500 which would feel pretty awful.

If you're wondering if rates are too low, raise them a hair in advertising and see if your number of inquiries drop.

Or so I thought…On pay day, when all my commission and bonus was set to hit my account, I excitedly logged onto my banking app, preparing to see my life changing check dropped in.

The theory is spot on, in practice however that logic rarely plays out - at least in recent years where multifamily has been crazy.

Not a penny has dropped to me or any investors.

It's reassuring to hear it's not a rare nightmare scenario I'm in.

Even if I have to lower the rate by $200 to find the right tenant, I am still ahead of the game by a C-note by year's end.Just my 2 cents, I hope you have already found a tenant for your home by the time this post drops!  

In the Houston and Katy markets, prioritize cash-flowing properties that can withstand current high interest rates, and plan to scale by reinvesting cash flow or refinancing when rates drop.
