What is your draw fee & benchmarks for the repairs portion of the borrowed money?

I just bought a flip now for 70% ARV NOT minus repairs.

In my area a house call for locksmith is going to cost $75-100 just to walk in the door, so $135 all in is not that big a deal.Not a hill I want to die on....... use it as a learning moment for the tenant- ALL repairs need to be approved by you BEFORE they are done.

Right after I closed on that one the insurance company demanded I make a couple thousand dollars of repairs.

They are a great crowd, and networking was amazing.I just finished the self paced course and just got off the phone with them concerning the Gold and Platinum programs for mentorship.  

(This assumes you have a credit card available to pay for any repairs.).

Someone to stock supplies, an appliance repair person, heating/air conditioning repair, plumber, lawn care person, carpenter, salesman, and occasionally an electrician. 

@Samuel Coronado I’ve worked with a few lending options that have no seasoning requirements and allow you to borrow based on the appraisal or after repair value irrespective of how long you’ve owned the property for.

I have no idea who I should reach out to for help, and I just do not understand how this person no longer responds to emails or returns phone calls.I hope someone can provide some guidance.
