Arthur - As I mentioned to another poster above, please call the SEC and give them all the details about your interactions with RADD, about company insiders looting their investment capital in the bright light of day through the use of multi million dollar promissory notes between the Mendenhall family and the company, that they've been paying their sales force in Ontario and Pennsylvania via 1099 and that a review of the real estate assets in Philadelphia newspaper and Texas that is subject to foreclosure litigation does not match up to what they should have been purchasing based upon what is described in their sales presentations.

You would only pay taxes on all passive investments in a traditional SDIRA at distribution, unless you have a mortgage, then the portion of the income derived because of the mortgage will be subject to UDFI (unrelated debt finance income) which will trigger UBIT (unrelated business income tax).

Risks: rates go down and you have to pay a prepay of 2 or 3 %; you have to sell and pay the prepay; rents decline & you can't make the payment like any other type of loan; cost upfront a little more than conventional; need to find experienced broker licensed in the state where subject property sits; servicers are bulldogs.

You are afraid of rent control, but if you add an ADU and it is detached, the main house (if built prior to 1978) may eventually become subject to LA Rent Control. 3.
