For a lot of people they will ve so overwhelmed and in shock that they just want to walk away.

Try to arrange for an “open house” day for buyers to walk through with contractors and eliminate inspection problems/delays. 

You now know you should have come up here and walked around at 10pm and sat on the corner for a few minutes to really know what you were buying.
