As a first time and out of state investor, my top priorities for this first investment were (1) a property that would be quick to rent (as I didn’t have other properties to offset extended vacancy rates), and (2) a very strong local PM team that RTR had extensive success with.

I highly recommend investing in a property management software, such as Hospitable, for syncing your calendar, automating messaging, and scheduling cleans, as well as a dynamic pricing tool, such as PriceLabs, for optimizing your pricing based on market demand, local events, and seasonality. 

Their are hundreds of stories about how AirBNB left owners out in the cold.https://www.nbcbayarea.com/news/local/fire-prompts-1-million...There is just one article where AirBNB seems to have skirted it's 1m guarantee.

i'd join facebook groups for your local area and figure out where the REI meet ups are.

I point them to the local watersports rental company that drops boats and ski's right at the local marina.

I'm currently looking for a flip locally - within 30-45 minutes of Lancaster, PA. 

I believe it was because I had good track record with the the local lender, $25k cash in savings, and a property that appeared okay in photos.
