Whenever I explain the process as I know it to my retail clients, they turn pale and ask me to take them to a house that's not a fixer upper ;)  

The cash flow from a large multifamily property, while significant, will usually pale in comparison to the gains that can be realized by selling at a new value added NOI/exit cap rate.If you have investors who are content to give you their money and sit and collect cash flow, then a refi and hold forever strategy might work.

That's said, those things pale in comparison to the 71% rent increase posit.

.- White over red is fine, but try to use Positive red, not pale.- Prioritize the font size.

This isn't a political issue....it is one of national defense and should be treated with the same degree of care. 9/11 will pale in comparison to the next terrorist attack if we don't shore up our borders post haste.Call your elected officials and speak your mind about this!

By the way, Athens GA has the nickname "The Classic City", thus the first pale blue logo that references back to a classic column design which blooms the letters "TPP".

While there is still have some new home construction activity in Inland Empire, it pales relative to last up cycle.  

If the utilities are in their name they might remember to shut off the water while they chat and if they don't no skin off your nose.Another thing to keep in mind is that sewer charges are often related to water consumption so excess water use bites twice.Sure once in a while you may get a tenant that stiffs you and if they have other damages you might end up eating the cost of a few months of utilities once every 10 years but that pales compared to the lost funds when you pay them yourselves every month on every property for those 10 years.
