Long term buy and hold RE in good locations is probably one of the lowest risk investment vehicles IMO, similar to blue chip aristocrat stocks except even less risky because even long-established companies can go out of business but real estate very, very rarely ever goes to zero. 

They stayed up to all hours of the night and apparently culturally were very heavy footed so for weeks on end they stomped up and down the stairs all night long.

It's not just any kind of car, and even if you buy the "right" vehicle, it has to be used 100% for business, which is rare.

I don't think the fact that prices have gone up 5 years in a row is a good clean indicator that they will continue to do so, if it cashflows today and I can hold it for 20 years inflation should do most of the heavy lifting for me. 

You’ve already done the heavy lifting, so giving up control might cost you more than you gain.Ask the buyer why they want you to terminate the contracts.

LLC is a tax vehicle Not an asset protection vehicle for single members and or family type lLCs at least from what I see.
