You should at minimum get 70% and if it DSCRs good enough 75%.Take me through the numbers of the new TB acquisition that is your new model....If you do not need the cash flow currently, that is awesome, that means you can concentrate on building the future value of the cash flow now without having current living conditions coming in as a factor.

I guess it makes sense that Multi family units will bring in less quality tenants but if you buy it in a better area and it's in better condition I guess you can still bring good enough tenants?

If the deal is good enough you can afford to buy them out, but make sure it is negotiated beforehand.

But it's pretty easy to find a contractor that is good enough to do the job.If I was looking to do a little lipstick remodel, I have 4 or 5 contractors I could call who would all be a good fit.If I was looking to do a gut remodel, I have another 2 or 3 contractors I could call who could handle that job.When I'm doing a luxury spec, there are 5 or 6 contractors that I'm talking to for bids on those jobs before I pick the best fit.Finding a deal on the other hand... you can't just call up a deal and say you're ready.
