Most young investors lack one or both of those characteristics.  

The guy probably knows the property just sold, and he's trying to capitalize on it by getting you to pay for a wall that he thinks is unsightly @Mark F..

The defining characteristic of Sub2 financing is that the investor takes title while the seller retains liability.

@Jonathan S.Covered and protected with his terms of lease agreement for that amount of time may bring to many possibilities and characteristics that may arise from his end such as sense self ownership, disputes, a sense of pride, the bigger brother, and so many flaws from his end as human that you are not aware of yet and aren’t willing to tolerate later.

Since you say "people" are complaining, that suggests more than one neighbor finds the mess left behind unsightly - which also suggests that your yard is not fenced and therefore your mess is just there for everyone else to live with.

No appealing characteristics at all, but it went fast. 

We comp with our own product because we know our previous sales' characteristics (condition, rents, etc...)I still stand by a previous message of mine on this thread: It is the buyers responsibility to determine acceptable criteria for purchase, and terms of agreement that allow them to perform their due diligence. 

Location of the property, competing properties nearby, tenant pool, RE property characteristics, zoning, and I always look for value add opportunities.Again, glad to see you getting involved.

I prefer referring to zip codes because each seems to be its own unique area with unique characteristics.
