It's fine if we interpret it differently.Your reasoning of "no title company ever gave me hard time over it" does not translate into "it's not a requirement." 

If you cover yourself on the repairs there is a lot more room for you to create value as a rehabber and this translates to profits.

For example, if you bought a house for $800,000 with 20% down, you're looking at a $640,000 loan, which translates to $3,100/mo mortgage.

It's more of a qualitative factor to consider that may also translate into better savings/profits/investing down the road. 

I think the rent drop of 25% + in sfo will take 6 months to translate into lower valuations .

We're fixing it up to the level we are okay with living in and betting that translates to top of the line rents/renters.
