Before purchasing anything make sure the following criteria are met; a)is it properly zoned for your needs. b) is the “dirt” suitable to support the buildings - obtain accurate soil borings and procure a topographical and platt of survey c) determine if detention areas are required, necessary fire safety access roads, suitable septic/well areas d) make sure the land has never been home to any toxic dumping or environmentally questionable materials e) easy access to utilities.

@Conor Shea what should happen with this situation is buy the house you want with your LLC and use hard money with private money to complete the acquisition and renovations . then you’ll be able to purchase the property with your VA loan . a VA construction loan might be more suitable for this situation cheers

Remember, the potential rent that you would collect from the property is included as part of your income and would increase your mortgage potential.If you are not comfortable with starting out with a 3 family, perhaps a 2 family would be more suitable
