We have a fairly large home 3,600 square feet and before we remodeled our main kitchen we added a kitchen in our basement so we already have a kitchen (minus a stove & DW), a full bathroom and a large finished space that could be a nice sized living / dining room.

Maybe extend the shower to 4x6 tiled with a seat on the Water Closet side.It might make construction cheaper by getting rid of the storage area cubby spaces (less complicated walls and drywall), and open up the shower for use by older, or larger, or over weight people.Also moving the stove to the center of the serving bar might allow for more convenient cooking, as things could be set on both sides of the stove, then swap spaces with the sink and dish washer.

In my contract the washer dryer are for the convenience of the tenant as is a refrigerator, stove, microwave, oven, dishwasher. if they go out the tenant has to pay for the repairs.

They lifted a broken electric stove onto the top of a mini van last week.

This is why I site the water heater, or better yet, a stove(you often don't replace these until they break). 

After having a tenant break two refrigerators in a year, I no longer provide stoves, refrigerators, w/d, microwaves, and now I’m adding ceiling fans to my list.

Remodeled kitchen has white shaker cabinets, stainless appliances, island stove with seating, the chef too can be a part of the party, perfect for entertaining indoors/outdoors with french doors to back yard.
