While we are prepared to host by the room, what we are seeing is that most residents are just taking the whole space. 

Rents will remain high and go sideways in most markets, with the exception of where new construction has been running hot causing move in specials.

Hiring skilled professionals, like CPAs or specialized consultants, can help you make accurate financial statements and give you useful advice.

I believe they specialize in Mid-term rentals and have an MTR Host Facebook group with over 16,000 members last time I checked, which could provide alternative options. 

I'm actually looking to get a loan against it as collateral but figured there may be investors interested in a specialized forum like that.

@Tim DiMario- thanks and welcome ...I would recommend getting formally pre approved for a hypotehtical scenario with a lender ...This process will help get you organized / prepared and its free ...you will also learn a lot ....if you never  buy anything or dont buy anything for soem time - its  OK ...good luck
