Is HVAC or building mechanicals an issue, have you encountered high rise residential issues, roof top ADA or similar? 

Now with them on middle school autopilot, I want to get more involved in finances and figure out how real-estate can help with saving on our California/Federal taxes.

I spent $30k on a masters in finance from what I think is a good school and it taught me some valuable insights and I was able to learn from career fund managers, CPA’s and attorneys.

Let me try to say this another way - if you put 0% down everything you buy, even if the cash flow is $1/month, the return is infinity and therefore a great deal.

Without the ITC, personally I would not invest in a solar rooftop solution.
