Resolving Dept of Building Violations from old owner
Hi All,
I'm going through due diligence on a property and discovered that it has two outstanding DOB violations in Cook county from 2017 and 2020 from the Original Owners ("OO") who are not the Current Sellers ("Seller"). Has anybody worked through a resolving a situation like this? How was it resolved? What did it take? Are there any grandfathering clauses for Purchasers twice removed from the original violations?
The two violations are from OO not getting permits to complete significant renovations to the property. The renovations were adding a second story to a coach house complete with bathrooms and rooftop access. The Seller either bought from OO without knowing about the violations or not caring; however, I do care as my agent indicated the whole thing could be non-compliant with local building codes and require significant upgrades to everything from plumbing to electricity.
