Do you belong to a religious or ethnic group that is important to you?

Most investors who have used this strategy would advise that you run your number religiously and perform your due diligence. 

From a business perspective, we have got better at picking people and we're small enough that we can discriminate, though not on racial, religious, or gender grounds - just certain personality types that ring alarm bells, based on our experience.

It would be beneficial if the partnership had one clear leader who owns the most interest in the company and makes the decisions.

Surrounding yourself with the real estate leaders in an area will make your far more successful in your particular market of choice then min-maxing some numbers on a spreadsheet.

@Michael Mroczka if the pet is NOT an ESA or leader-dog, etc, then they are not a protected class under Fair Housing.So, you can do whatever you want.
