One option is I can cash out refi one property that has $400k in equity. 

The home is expected to close in 1st week of Dec.Here are the options I'm considering:1.

They want an investor to have some serious skin in the game.The other option would be to wholesale this opportunity to somoene and make a few bucks to save so you have some money for a downpayment in the future.

Fine a seller financing deal 10% down interest only payments for 10 years 4% I/O with option to extend until a ballon payment.

If they reply back that that is not an option, I would not go forward.

As @Nicholas L. said, property management is always an option too if you want a full hands off experience but can afford it. 

Additionally, the manufactured home needs a deck replacement and other minor repairs, with quotes ranging from $28k to $38k for the deck work alone.Here are the options I’m considering:Refinance, then invest $30k-40k into repairs for the manufactured home.
