I am sitting here thinking, i have unlimited amount of people i can hire at literally below $200 a month, there has to be a way for me use these resources and get into real estate.So, i am asking you guys to suggests things i can do to get into real estate using this huge pool of talent i have at my disposable for next to nothing.

I'm getting ready to get a property under contract, it's a 12-unit run down, beat up...basically a complete rehab top to bottom.Here's the story: In 2005 it was sold for $320,000 then in 2011 for $85,000 for some reason (I'm thinking the neighborhood) the owner of the property in 2011 listed it at 50k and it sold in 2014 a few months later it was sold again for 23k.The current owner is very open to negotiating price and even at 23k its well below every comp I've seen for the area-there are apartment buildings literally on the same street that have sold for around $135,000 is there something I'm not seeing?

I went above and beyond by providing literally everything including due diligence material that no other seller would provide for a 2nd mortgage (ie BPO, Sr lien payoff statement, on top of the usual credit report etc).

There are areas in Baltimore I would have no trouble investing in, but there are other areas, where most of the investors are that I wouldnt invest in...and it can be hard to tell on a map from long distance away how things change literally block to block in Baltimore.
