Private money generally the same until you have a project or two.That being said you'd still have quite a bit of working capital that you can invest in direct mail campaigns to find the off market listings where you could get better deals on the purchase side.In addition you would have some that you could earn 10% or more while you are working on your projects by being a private money lender yourself.

Most of the old systems put the pipes in direct contact with the cement.There is also the possibility of installing electric in wall heaters with fans and thermostat.

This is an indirect cash on cash return of 3.8%.Considering the higher cash on cash return, option 1 seems more appealing, so why would anyone choose to go with option 2?

I was wondering who has utilized this resource, whether it was beneficial, why or why not, how much PM should be paid for an extensive remodel, etc...We have managed our own projects in the past but really don't understand the details in directing contractors which may make a huge difference in the future and continuing success of our projects.Sorry for the vague post and thanks in advance for your advice!
