Do I form an LLC with my investors, but then go get a conventional cash out re-fi myself?

Come December, I was ready to pull the trigger because Ashley has just acquired her newly minted real estate license and joined the FI Team, and by the time I would close on this property, 12 months would have elapsed since I last purchased a primary residence.Thanks to Ashley and her expert negotiating skills, despite this being her first deal as an agent, we were able to get this property under contract for $10,000 under asking at $665,000.

Most of my career I have been in the "re-fi till you die" camp but have been moving towards the Dave Ramsey team in the last year or so.However, I have gone through the expenses of one of my average duplexes and it *seems* that a free and clear property may not be as great as it sounds.

In FI community for some time (save over half of income), but first time real estate investor/never bought a home.My question: Is the following a good deal for house hacking?

We would likely also Re-Fi once the rehab is done for a BRRRR.

I also know if we can find a little fixer up single and house hack it, we can re-fi & use the equity to buy the second home.

Is it as simple as saving the cash flow from properties and main 9-5, while also using the initial investment once I am able to pull those funds out after the re-fi?

A web-based app solves this, but limits functionality to locations where you have a cell or wi-fi signal.
