I am ok with taking a cut in profit at this time to do that but I still have a minimum net profit I am looking to make.

I’ve got a couple that get their checks sent to me directly from their banks that just set up autopay and the bank cuts the check around the 24th of the month and I get it by the 27th each month.

So I ended up trying to wait the wholesaler out where he then came back to me asking me if I still wanted the property and I was able to gain more leverage and negotiate the price down to what I wanted that’s cutting his commission and closing the deal.

@John Mason, just to be clear, are you talking about an addition with a bedroom and bathroom or cutting up existing rooms to add a bed and bath?

Had runs and the cut-ins were a complete mess --- basically, they weren't cut-ins. 

Now that she's dead her family has cut off the electricity and gas to the house. 

Regardless they are on the hook for the lease its pretty cut and dry.
