Anything more than that and you're paying too much unless you're doing graphic design or some other development.Should you get a tablet?

My latest project is a cute little ranch in Elkins Park, PA (just outside Philly).

Cute 10 yr old 3 Bed, 2.5 bath on .6 acres in a nice section of the Hazelwood West school district.

We changed everything, from the wall to the floor, we even cuted the floor to put the kitchen in the other room of the apartment.

It only took a week to fix it up, but sat vacant until January, longest by far, and it's a cute 3/2.5 single family with one of lowest rents in neighborhood, so we factor that in now and don't buy in the fall.

Because I have some pics in that category that are award winning (yet pretty graphic...unless maybe it's considered art???)

My 1st flip was a cute little brick ranch that had lots of character left in it and it was fun restoring it.
