My business model and strategy is to connect with the people that have the big money to the people that need the money to do house flipping by and holding or rehabbing eventually I would like to have my hand into all types of investing including commercial in the long run but for this month in this year simply want to concentrate on a wholesale deal.

Relocation is really costly for my concentration and energy (even though I am single, mobile), not just financially.

Their POV is that there's just no way you can materially increase the value of the property is that short a time--and they're not wrong.I'd suck up the normal 6-month seasoning period and concentrate on finding a bank that will loan to that level.

Hi Russell,Thank you for the reply.I would love to get into sales, however, I would like to build up some more foundation with rentals, have that going so I’d be able to concentrate on sales later on. 

I’ve been doing a great deal of research and actively trying to land my first deal concentrating on the acquisition of single family residences. 

There is a really high concentration of tech startups in the area as well and this process of highly skilled individuals coming and staying in Ann Arbor is really beneficial to the real estate market.

I looked into the 1031, but want to use this cash to become debt free so I can start to concentrate on building cash reserves and be in a better spot to work with lenders. 

For now I would be concentrating on purchasing more to add to your retirement fund down the road.

Different inspectors will concentrate on different things, although everyone should check the basics.
