Your valuation is top of the mark there. 

I would assume a 50% expense ratio because your lot rent is still below $300 mark and the % to run a smaller park is very comparable on a per lot basis up until the 75-100 space mark and/or you have over $400 in lot rent.are you going to manage this thing your self?

:P Someone even pitched me on some wonky 1/1 ARM where my rate would drop to 0% for 12 months, then jump to 5.5% unless I refinanced (which naturally they would be happy to help me with) at the 11 month mark.

@Mark DiGioia, the LLC should be adequately insured from a liability stand point.

Make sure to check for any mold or water marks on the interior walls towards the back of the house where the water would come towards the house.
