I'm planning on doing a lot of the work myself if possible.I'd love to connect with anyone around the area that has experience BRRRRing in Philly and/or has a good eye for estimating ARVs to bounce some of ideas off of. 

You have to look carefully in those states as the viability of the tenants carryout and delivery model to hold up until COVID fades away.I have some doctor clients and vaccines getting out is about 3 to 6 months away earliest so really getting this thin eradicated for the most part about a 9 to 12 month timeline.I personally think right now is a great time to buy retail and a bog bounce back likely in 2024 to 2025.

Would appreciate sharing how people went about finding some mentors to bounce things off before executing.

If anyone cares to share any ideas, or how they handled a recently matured loan or upcoming maturity they have, we could bounce ideas off each other.

@Patricia Steiner @Peter Walther I’ve had a heck of a time being bounced around on this matter.

I'm not sure where you're considering doing a STR, but at least here in NC in the vacation areas that market seems to have bounced back

(I read that this can be done with a quit claim, which seems questionably easy)On a side note, I'm bouncing between the ideas of flipping the land, re-zoning the land for commercial then flipping it, or building on the land then renting/selling it.

To me that is why its important to find people there locally you can bounce things off of and listen and learn from.

I'm mostly looking for someone who has done it before successfully that I can bounce thoughts off of and maybe answer some questions when I'm having doubts.
