I have someone with an IRA who is willing to loan me the money at 6% interest for 1 year with a balloon payment at the end.It is my Retired EX stepfather (never adopted). so there is no legal or blood relative connection.

You definitely dont wanna come across as a shark that smells blood in the water like Doug experienced...you're dead in the water if you do.Honestly, though, probate is a great niche if you work it right, I've bought multiple properties a number of times where the deceased had a small portfolio and the heirs had no desire to be real estate investors and viewed it as a huge headache.

J Scott threatening litigation against people like these is never a good idea, particularly when its a bluff. if the work was done right, ( or not at all), licensed or not, no " damages" actually exist...and lets say a miracle happens and a judgement is granted. ever heard the one about blood out of a turnip?....
