In order to keep this sweet deal rolling HUD will need to re-up the contract next year (there is 5 yr extensions apparently) if they don’t the rents would obviously decrease quite a bit.

The additional cash flow that starts coming in will add to your base of $300K to work with.As you get into commercial you need to think of it more like a business - increase revenue and decrease expenses so your Net Operating Income goes up thereby increasing the value of the property.Instead of picking a value of holdings, why not consider a cash flow amount goal?
