We have high unemployment and yet almost every place I know with unskilled/moderately skilled labor can't currently find workers. 

So, if you have experience in any of the following areas, please give me a number or a range for what you think my renovation costs might be on a 1,000sqft house with a moderately affordable contractor.

I've started posting again what I think is a moderately entertaining story (although reliving it makes me a little nauseous).

If I had $100k available to use strictly for real estate, I would start by purchasing a 2-4 unit property using an FHA loan that needs a moderate amount of cosmetic work, ideally something I could get below market and add sweat equity too.

Certainly they won’t do more damage than your sub-renter is willing/able to cover.Talk to your insurance agent about coverage for people renting from your renter and serving alcohol to minors who maybe crash on their way home, or a person says they were sexually assaulted at your sub rental. 

After that, get bleach wipes, or rubbing alcohol and paper towels, wear clean disposable gloves if you have them.
