The goal for them is to have long term finance and then take the 5 cap to an 8 cap in a 5 year horizon with rental increases and cost savings.These are big buildings 20,30,40 million in price.

I found lots of people there with the money and motivation to do a deal, but no deals on the horizon.

Currently looking for leads in my local outside DC and other places VA but looking to expand my horizon to Augusta this spring.

In real estate, you grow capital by doing flips or new development not with any buy any hold strategies if you have only a 5 year horizon.

One of the benefits (or actually, consequences) of being a bit older (46) is I don't have a long horizon left to build up a retirement portfolio, so I'm inclined to start pretty hard (but with, I believe, manageable risk levels) plus I am in decent financial health overall from regular savings and traditional investing from my day job earnings over a long time period.

Definitely more confident in the new housing market then the resale.I am also curious to see how the "ghost lots" scenario plays out, Horizon City was name after the scam company that sold these non livable properties.
