Used the same lender for all three mortgages and closed all three in one sitting under one hour during my lunch break today!

These properties are all around $60k move-in-ready or very close to it, in nice areas south of 435. 3.1.1 1950s construction all have been updated.  These will rent for 850-950 each. I have a property management company ready to go so now it's their time to perform (or not).  I used conventional financing and funded the down payments from my primary home equity.

I have three more under contract and a couple more offers out, and am attending an on-site auction tomorrow. Starting thinking about REI in November and today am a landlord. On a pace to hit the 10 financed properties limitations pretty soon.

Ok - so that is my update.  Thanks to all on these forums I have learned from by reading 1000s of posts.
