I'd bet that the opportunity cost in waiting over buying a retail property off of Loopnet is going to cost you more in the long run.Research as many properties as possible and talk with as many brokers as possible.

Finding a partner with capital is going to be your best bet depending on the size of the down payment needed.

Tenant laws can eat your lunch and I bet a paycheck they'll never get better.

IMO - If someone is looking to park some money right now I would bet on Englewood, Brookside, Springdale, and Windsor Park.

I bet most people wish they bought all they could in 2015.

Mark,Your best bet would be to look for a private lender, I'm not aware of any institutional lenders offering non-recourse financing to retirement accounts outside of the US.

I bet you could get cash flow if you bought a large lot single family and built a separate "accessory unit" cottage in the back yard or converted the garage to a rental.
