BP has a good high-level comparison here https://www.biggerpockets.com/...We're using LLCs, though, in addition to the asset protection (and anonymity via a land trust), we also are building a family trust for our kids so we can keep the government out of our business ;) so the LLC brings a lot of benefits for that.

We went with Manager Managed to help with anonymity of the LLC ownership, and the ability to make Manager changes without changing ownership.

I feel I'm loosing anonymity protection if I put my name on the W9. 

I work with and for investors, I run reports and analyze deals and work on behalf of buyers or sellers who would like to remain anonymous.

Otherwise it has to be "registered" with the state and it's just a whole bunch of extra paperwork, etc.The best practice I've heard is individual LLC for each property, which are in turn owned by an "umbrella" LLC from Delaware, Nevada, or Wyoming for the purposes of anonymity.

This also can offer you a level of anonymity and privacy by removing your personal name from public record on that property, if created correctly.

So try living their anonymously until you decide whether or not you like this business.Landlords can and will get abused by their residents both physically and financially.

These have been talked about elsewhere, but it is important to consider them... taxes, anonymity, etc.
