When you start running a lot of park deals you see a lot of variations with parks on well water, septics, treatment plants, etc. 

Going from lender to lender will expose you to different schools of thought and product variations, but still within standardized guidelines.

I would caution that there is quite a bit of variation from HML to HML and that my expenses were probably on the low end.

The monthly variation in ACTUAL cash flow is part of the risk that allows us to demand a proportionally higher return from our investment than say a physical bond with a defined coupon rate.  

After watching this lot for years and thinking how you could put an upscale set of row housing on it ... which would be set back from the street and would back onto the park ... and convincing the City that such a project merits a zoning variation, we cold-called the owner.

There will be variations of the terms above based on program and lender however these are the terms set by the Non-QM DSCR 1-4 unit that my company uses.Hard Money while it can be used for a purchase I would recommend more for short term lending.

In most modern leases I am aware of, some variation of not allowing subleasing will exist.

If covid variations keep popping up I think colleges are in big trouble.
