How to get 2nd multifamily

I recently closed on a duplex. I live in one half and rent out the other. I went through NACA because of the interests rates.

At any rate, I want to buy a second multifamily  that I'd use purely as an investment Property. But I dont where to begin in terms of financing.

1) My debt to income ratio doesnt allow me to get a conventional loan.

2) I don't have enough properties to qualify for a portfolio loan.

3) I'm not to educated on hard money but Im willing to learn

What would to suggest?
