Things like Sonic, Checkers, etc. are much harder to do anything with. 

My concerns are what do I do if an inspection uncovers structural issues that can make the investment unprofitable or what if title search reveals liens against the property or if other such issues come up.

@Michael Nijhawan I would say that it all depends on what your strategy is, wether you are doing buy and hold, flipping, multifamily and what type of neighborhood you are looking for really nice neighborhoods with higher prices and lower returns or not so nice neighborhoods where you see low prices and high returns (more risk too though) or somewhere in the middle.

The beneficiary of a trust is, I believe, not knowledge easily uncovered.

On the flip side there is another duplex is a not so nice area that also brings in $2200/m but is only listed for $250k. 

The apartment is very nice and even though it is small they don't have trouble renting it out because it is so nice.
