We've also figured out that it's just better to plan to weed-whack the front beds, spray with weed killer, and mulch right over it while we're there rather than fight with the tenants who never seem to weed even though it's in the lease that they are responsible for the yard maintenance.

Outside of that, however, stop the water, pull the non-salvageable stuff - usually drywall and insulation - spray down the mold with an appropriate chlorine solution, and make repairs.

as above. i have tried a few sprays but they don't tend to work and called a few pest control agencies but they don't give guarantee on the bed bugs thing.. any help would be appreciated.. thanks in advance!

Generally ours is troweled on, as opposed to sprayed on like gunite, if that tells you anything.
