Just trying to plan going forward for each property I get-Capex for roof/hvac and two months rent in reserves is what I was planning on before I get leveraged with a new property.  

The buyers inspectors literally praised the work we had done throughout, but a week ago the CL-100 wood infestation inspection came back noting a small bit of non-structural exterior sheathing damage along the bottom of the back wall behind the vinyl siding due to moisture :( The good news is we are 99.9% sure the issue was caused by rain water coming off of the roof and landing in an area that had standing water before we brought in some dirt and gravel to resolve the drainage issue during the remodel (townhouse is on a slab). 

Better than "contractor grade" is good, however no need to spend that much....unless maybe $35k of that is going towards a new roof and 4 AC systems.

To be able to get more headroom in the loft, we had to go with a higher pitch roof.

I also know that since we're looking at multi-family properties, they have to be under one roof.

The HOA is 127.50 a month (lower than most HOA's in this area) and it covers Exterior Mnt of Unit; Roof Repair; Roof Replacement; Blanket Ins Policy; Garbage Collection; Common Area Maint; Street Maint.

How old is the roof, HVAC, etc? 

The property was very clean, but extremely outdated except for the roof.

Good MorningYes i mean General contractors,carpenters, small renovation teams,roofing,handyman, anybody that’s good to work with really.I just want to have options in place so when i find some work in a property, i know who to call right away. 

I am figuring that my rehab budget takes care of anything I know about at the time of purchase, but I am also putting money aside so that when my furnace goes out or it's time for a new roof, I have the cash available.
