I've picked the best tenants out there...Somehow, relying on a company to oversee my properties scares me but I still want to take the plunge!

i've seen this thread a few times and waited to see if anyone will bite...i'll take the plunge, though i'm not much help here..it'll be tough to give you any answers without knowing the property, but the first place i'd go is to check and see if the city/county will allow you to change from church to apartments

yea, and that's exactly the mindset I had to take.Sometime I'll get back in one, but for now I'm just ready to take the plunge into investing.

We have to pay room & board anyway, love the Boise area, and eventually may want to turn it into a vacation home, so we are getting ready to take the plunge into being landlords.I have been looking at homes in the area and narrowing down our target locations and type of house.  

We finally took the plunge several years ago with the sleep number bed, with the plush pillow top.

Anyways...figured I'd throw it out to BP to see if anyone had actually taken the plunge and given it a go.
