I am currently working at a winery nearby but have been learning more about the world of Real Estate Investing through this great community.However, my learning has only been from this website and suggested reading.

As most of us well aware,  the supply for deal is getting dry and a lot of competition compare to 2-3 years ago.  Looking for the way to get pocket deal but don't know how.  Not sure the whole sale deal is similar to ...

That big tree nearby might be a contributing factor. 

I live nearby and invest mostly in downtown Newport News and Norfolk because I can find properties for 10-20k that don't need a lot of work. 

My laundromat has a deal with a near by chiropractic clinic regarding the clinics sheets, and the laundromat's wash and fold service.

You'll need good contacts, and the good ones often know good ones in nearby cities too.
