New to the area

My husband and I are new to the Georgetown/Fort Hood, TX community area and are looking for great investment opportunities.  We are open to what works in this area.  We will be living here as well. Please let me know what areas will bring us the best cash flow.  Also where we will find those "great deals". 

I am also eager to become a licensed real estate agent.  Has anyone become an agent and also started to invest?
