@Shashitha Francis Have you exhausted the viability of a HELOC first?

Hope you don't mind if i step in here give some advice - I would defintely not exhaust all of your immediate capital or reserves. $25k is a good amount, so it sounds like what you have been doing thus far is helping you increase savinngs.

I really like these folks but any more i've exhausted the security deposit from previous ratty slob tenants. arrgghh

The Attorney general contact I'm working with has said they are exhausting their mediation and that I may want to look at getting an attorney since they cant force Mayday to play nice.   

Is your scope of work exhaustive?

Setting up 3 airbnb units in 6 months has been exhausting.

The fact is, the best way out is to exhaust every effort getting the best results from the current contractor.

It sounds eloquent now stated that way but it was brutally exhausting for an extended stretch basically being full time in both businesses before I jumped out of the old one. 

I have done the cash out refi/HELOC simultaneously as part of my first deal and it was exhausting!
