Loosen the lock screws or clamps that hold the top (and bottom, if you have them) rails to the posts and take those down (you'll reuse those).

Getting advice from a property manager in the area regarding rents would probably be better.You can do a BRRRR strategy and lock it up with hard money, rehab it, rent it, and then refinance into a bankable loan.
