So why are you now criticizing me and trying to make this personal. 

We are approaching the 6 month seasoning period on this property, so it's not as critical for this project, but would like to begin looking for financing a lot earlier for next projects.

Some lenders require all members with > 20% ownership to provide financial information and sign personal guarantees for loans.Clear LLC documents that define what happens when something doesn't go well (such as needing additional capital) or when someone wants/needs out (they need $ for JR's college and didn't think you'd be in the deal this long) are critical. 

Having these conversations with the CPA as I converted my books has completely changed the way I think about my record keeping, how I take draws, how I may structure partnerships and investors going forward....Other than perhaps a good real estate lawyer, from my experience, a good CPA is critical to a young real estate investor's performance.

PM's who are on your TEAM will be critical to determining market conditions and helping you retain tenants and increasing rents over time.

If anything, the whole abatement issue seems like as big/critical of a cost as vacancy, since either way, you aren't receiving rent.
