In terms of the loan(s), I currently have a steady and competitive W2 job and very low DTI, however I’ll ensure to verify the rules and regulations for rental income when shopping lenders, so I don’t hit a roadblock when buying the next rental. 

It gets the job done, but there are a few things that I wish were different.  1.

As mentioned it can be difficult to get another FHA loan if you have one currently unless you have a job transfer, family size increase, etc.

This is so all over the place, you will need to get people out to the property to bid the job and then ask them for projects they have worked on.

My tenant just let me know they accepted a new job in another town and will therefore be leaving us.
