I have a small real estate portfolio and a long investing horizon as I'm in my early 30s.Thoughts on why to stop 401k:- no match benefit- returns are very low avg. annual ~5.5% last 3 years net of fees- can only borrow up to 50k from 401k - limited access to capital until retirement age Thoughts on why it could be good to invest in ETFs or general securities example instead(SPY) :- higher returns 9% avg annual last 3 years net of fees - access to capital - securities backed line of credit (could be used as another form of liquidity to continue purchasing real estate) - long-term mitigated tax liability - if you never sell the underlying securities and instead use the line of credit as a form of liquidity to purchase assetsIt seems like this could be a long-term strategy with limited tax liability.

When you only have a couple rentals and they are leveraged (have mortgages), the rental income is relative small AND more importantly it can be inconsistent.

If you are, I recommend buying a small multifamily and house hack to reduce your largest living expense while building equity.I recommend talking to a lender (i can connect you with one) about the income fluctuation and see how much you can qualify.Your best bet is to get a owner occupied loan with 30 yr fixed rate.

That's why the infill lot strategy we work with in Columbus and tampa florida do a lot better because it's in and out and the entitlement process is not very long or complex for small infill lots. 

It's a relatively small group - we try to keep active participants to around 25 during the calls so that people can speak up, engage and participate.

I like the multi unit office model, like multi family it brings down the vacancy risk, but also, in a small town I'd be looking at growth trends, incoming investments etc to confirm that use case for the long term.
